Coastal Homes Planning Process

1. BRIEFING MEETING

 

Sit down with us or meet onsite to discuss your project ideas, wishlist and budget. This initial meeting usually takes 1-2hrs so we can get to know you and your preferences.

 

Should you wish to progress further at this stage, we ask for a Starter Pack deposit to be paid as this helps cover the costs we incur as we assess your site, finalise your ideas, and prepare your pencil sketches.

 

We will research your title, consent notices, covenants, and zone rules. A topographical survey will be booked, and your journey to a new build will be underway.

 

2. CONCEPT DESIGN STAGE

 

The Concept Design Process consists of three stages:

 

  • Pencil Sketches
    • You’ll get your first glimpse at your new project. A Floor plan and elevation sketches will be drawn up. This meeting will be very collaborative and the best stage to make changes.
    • Your name will be pencilled into our building schedule and your place in our building programme will be secured.

 

  • Note: At this stage, we can determine if your build will need a Wastewater Design, Stormwater Design, Resource Consent, Earthworks Permit, Breaches, Landscape plan, Retaining wall, Engineering

 

  • CAD Concepts
    • Once the concept is finalised and signed off, we can give you preliminary costings for your building project.
    • We have a free design consultancy service to assist with product and design choices eg kitchen, plumbing fixtures, joinery, electrician, floor coverings and paint colours. This is your chance to personalise your new home.
    • If your project needs a Resource Consent this is when we apply for it.

 

  • Full Working Drawings
    • All details and Full Plans are completed. This also includes all the information we’ll need to lodge your building consent with the Council.
    • The final plans include full specifications, including manufacturers’ & product literature.

 

3. PRICING & CONTRACT

 

While your plans are being processed with the Council. We will provide you with a comprehensive quote and specifications for your project. Upon signing your contract, you will be asked to pay a 10% deposit on your building cost. This allows us to start buying the materials and allocate resources.

 

4. REGISTERED MASTER BUILDERS GUARANTEE

 

Each home comes with the Master Build guarantee, for complete peace of mind. This is New Zealand’s most comprehensive 10-year building guarantee and is provided via the New Zealand Registered Master Builders Association (RMB).

 

5. TIME FRAME

 

This can vary and can be influenced by the size of your project and the complexity of your site. Anywhere from four to eight months. We will keep you updated every step of the way.

Construction

Our qualified tradesmen construct our homes using all of the building techniques currently authorised for use in New Zealand – timber frame, brick, concrete block, etc. – utilising all types of cladding – weatherboard, steel, brick, tile, plaster, etc.

Wherever possible, we source material locally to minimise transportation requirements. We are particularly aware of ecological considerations and make use of sustainable, non-toxic materials wherever viable. We seek to make our homes as healthy as possible and are aware of the benefits of good ventilation and the orientation of buildings.

We also offer a free Consultancy Service to assist with product and design choices (e.g. kitchen, plumbing fixtures, window joinery, floor coverings, paint colours, etc).
